Farm’s Edge at Shady Brook
Plan: Construction of an age qualified community consisting of 26 single-family homes, 135 carriage homes, a club house, pool and other amenities on a 53.7 acre site.
Status: This application is expected to appear before the Planning Commission during their May 7, 2025 meeting to gain a recommendation of approval. It will appear before the Board of Supervisors for approval during their May 12, 2025 meeting.
Woods Meadowbrook Apartment Building at the Woods Services Campus
Plan: Construction of a 12,680 square foot 4 story apartment building at a site at the intersection of Woods Drive and Meadowbrook Drive in the Woods Services Campus. Improvements will also include off-street parking areas, stormwater management facilities, and protected open space areas.
Status: Expected to appear before the Planning Commission during their June 4, 2025 meeting for a recommendation of approval. It will appear before the Board of Supervisors for approval during their June or July meeting.

Addition to Existing Day Care at 1411 Highland Avenue.
Plan: Construction of 1,082 square foot second floor building addition to an existing building and a one-story 30 square foot new building addition.
Status: This application is expected to appear before the Planning Commission during their May 7, 2025 meeting to gain a recommendation of approval. It will appear before the Board of Supervisors for approval during their May 12, 2025 meeting.
Piazza Volkswagen Dealership - Route 1 and Woodbourne Road
Plan: Construction of a new 20,038 SF Volkswagen Car Dealership building.
Status: Received a recommendation of approval from the Planning Commission during their November 6, 2024 Meeting. It will appear before the Board of Supervisors for approval during their December 16, 2024 Meeting.
Chick-Fil-A at 2424 Lincoln Highway/Near Sesame Place and Oxford Valley Mall
Plan: Modification of existing parking lot and drive thru at existing Chick-fil-A restaurant
Status: This application is expected to appear before the Board of Supervisors at their May 12, 2025 meeting to gain a recommendation of approval.
Office Building at 1411 Woodbourne Road
Plan: Construction of a new 3,360 square foot office building behind the existing office building and parking areas at the site.
Status: Received recommendation of approval from Planning Commission during their March 5, 2025 meeting. It will appear before the Board of Supervisors for approval during their May 12, 2025 meeting.
Pereira Concrete - 2351 Big Oak Road
Plan: Construction of a 26,428 square foot warehouse and contracting office with
material and equipment storage area.
Status: Approved by the Board of Supervisors on their April 7, 2025 meeting.
1700 Woodbourne Road
Plan: Construction of a 66-unit townhome development.
Status: Approved by the Board of Supervisors on their August 12, 2024 meeting.
Orchard Tract Townhomes – Woodbourne Road between the Woodbourne Septa Station and Oxford Valley Mall
Plan: Construction of a 111-unit townhome development
Status: Approved by the Board of Supervisors on their August 12, 2024 meeting.
Orchard Square Apartments - 1801 Old Lincoln Highway
Plan: Construction of The Orchard Square Apartment complex to be expanded with the
addition of 72 new units in five (5) two-story buildings and a community clubhouse.
Status: Approved by the Board of Supervisors during their June 11, 2024 meeting.
Projects Currently Under Construction
Chick-Fil-A - 1440 Lincoln Highway
Plan: Construction of a 5,399 square foot Chick-Fil-A drive-thru restaurant.
Status: Expected completion is fall 2025.
Stone Meadows Farm - 1551 Langhorne-Newton Road
Plan: The area is to be developed into 17 single-family detached dwellings and 71 single-
family semidetached dwellings on an 88.1-acre parcel along with 42.97 acres of open space.
Status: Expected completion will be sometime during 2027.
Northern and Southern Site Warehouses - 1700 E. Old Lincoln Highway
Plan: The area is being developed into two (2) new warehouse buildings having a total of
811,250 square feet on either side of Maple Ave. and I-295.
Status: Expected completion is summer 2025.
CFT Plaza (Panda Express) - 2029 Old Lincoln Highway
Plan: Construction of a free-standing restaurant with drive-thru and sit-down
service.
Status: Expected completion is summer 2025.
