Farm’s Edge at Shady Brook
Plan: Construction of an age-qualified community consisting of 17 single-family homes, 142 carriage homes, a clubhouse, pool, and other amenities on a 53.7-acre site.
Status: Gained preliminary approval by the Board of Supervisors at their July 14, 2025, meeting. Expected to return to the Board for final approval in 6 to 12 months.
Taco Bell
Plan: Construction of a 2,700 square foot Taco Bell fast-food restaurant with drive-thru at 640 E. Lincoln Highway (former Denny’s).
Status: Scheduled to appear before the Planning Commission on August 6, 2025.
St. Mary’s Medical Center
Plan: Construction of a 1,600 square foot MRI building addition at St. Mary’s Medical Center.
Status: Scheduled to appear before the Planning Commission on August 6, 2025.

Plan: Construction of a 7,100 square foot addition at 300 Winchester Avenue (Oxford Rehab).
Status: Approved by the Board of Supervisors on February 7, 2024.
Woods Meadowbrook Apartment Building (Woods Services Campus)
Plan: Construction of a 12,680 square foot, 4-story apartment building at the intersection of Woods Drive and Meadowbrook Drive. Includes off-street parking, stormwater management, and protected open space.
Status: Approved by the Board of Supervisors on June 9, 2025.
Daycare Addition – 1411 Highland Avenue
Plan: Construction of a 1,082 square foot second-floor addition and a one-story, 30 square foot building addition.
Status: Approved by the Board of Supervisors on May 12, 2025.
Piazza Volkswagen Dealership – Route 1 & Woodbourne Road
Plan: Construction of a new 20,038 square foot Volkswagen dealership.
Status: Approved by the Board of Supervisors on December 16, 2024.
Chick-fil-A – 2424 Lincoln Highway (near Sesame Place & Oxford Valley Mall)
Plan: Modification of existing parking lot and drive-thru.
Status: Approved by the Board of Supervisors on May 12, 2025.
Office Building – 1411 Woodbourne Road
Plan: Construction of a new 3,360 square foot office building behind the existing building and parking area.
Status: Approved by the Board of Supervisors on May 12, 2025.
Pereira Concrete – 2351 Big Oak Road
Plan: Construction of a 26,428 square foot warehouse and contracting office with material and equipment storage.
Status: Approved by the Board of Supervisors on April 7, 2025.
1700 Woodbourne Road
Plan: Construction of a 66-unit townhome development.
Status: Approved by the Board of Supervisors on August 12, 2024.
Orchard Tract Townhomes – Woodbourne Road (near SEPTA Station & Oxford Valley Mall)
Plan: Construction of a 111-unit townhome development.
Status: Approved by the Board of Supervisors on August 12, 2024.
Orchard Square Apartments – 1801 Old Lincoln Highway
Plan: Expansion of The Orchard Square Apartments with 72 new units in five two-story buildings and a community clubhouse.
Status: Approved by the Board of Supervisors on June 11, 2024.

Chick-fil-A – 1440 Lincoln Highway
Plan: Construction of a 5,399 square foot drive-thru restaurant.
Status: Expected completion summer 2025.
Stone Meadows Farm – 1551 Langhorne-Newtown Road
Plan: Development of 17 single-family detached homes and 71 semi-detached homes on 88.1 acres, with 42.97 acres of open space.
Status: Expected completion in 2027.
Northern & Southern Site Warehouses – 1700 E. Old Lincoln Highway
Plan: Construction of two warehouse buildings totaling 811,250 square feet on either side of Maple Avenue and I-295.
Status: Expected completion summer 2025.
CFT Plaza (Panda Express) – 2029 Old Lincoln Highway
Plan: Construction of a free-standing restaurant with drive-thru and sit-down service.
Status: Expected completion summer 2025.
